Terms Of Use

  1. 1 sft = 0.33 Square meters and all areas are saleable, super-built-up.
  2. Other charges towards BESCOM/BWSSB, generator, corpus fund, advance maintenance, registration, legal, khatta & assessment and taxes as applicable are not included in the rate per sft and are payable separately, as applicable. 
  3. Self-attested proof of address and Pan Card copy needs to be attached along with this form. If the booking is in joint names, then both applicants need to sign this form.
  4. The applicant(s) has/have inspected the location of the project and having being satisfied with the location, have signed and submitted this form to Redifice for booking the apartment/unit. The applicant has also read & understood the details & specifications of the project contained in the brochures provided by Redifice.
  5. Payment of balance of 20% of the sale value along with post-dated cheques for the remaining installments must be done within 15 (fifteen) days from the date of receipt of allotment intimation failing which Redifice has the right to revoke the allotment and refund the booking amount without interest within one month thereafter. If there is any default or delay in making payment of the installments, Redifice shall charge compound interest at 18% per annum compounded monthly from the due date.
  6. Cancellation: Cancellation fees will be 1% of the sale value. Cancellation is at the Redifice’s sole discretion and the Company, on a case-to-case basis, may consider/approve the cancellation. Redifice is entitled to re-allot and re-sell the apartment/unit to any other person and on such terms and conditions as Redifice deems fit and repay to the applicant(s) the balance amount, if any, within 12 weeks from the date of resale. 
  7. No assignment will be considered before signing of the Agreements in the name of the applicant and clearance of first three installments. Assignment is subject to terms and conditions and payment of prescribed fees.
  8. The Applicant(s) agree to execute the Agreement for Sale and Construction Agreement for Apartment/Unit and Undivided Share in Land in Redifice’s Standard Format within 20 days from the date of sending the Agreement for execution by the company. 
  9. In case the Applicant(s) fail(s) to execute the Agreement for Sale and Construction Agreement within the prescribed period as specified in clause 8 herein above or if the delay/default in payment continues for a period of 3 months, then Redifice shall at its option be entitled to cancel the booking/agreement and forfeit/recover 1% of the total sale value and the interest for the delayed period in making the payment calculated at 18% per annum compounded monthly. In such an event, Redifice is also entitled to re-allot and re-sell the apartment/unit and the undivided share in land to any other person and on such terms and conditions as Redifice deems fit and repay the balance amount, if any, within 12 weeks from the date of resale.
  10. For all outstanding dues payable by the Applicant(s) to Redifice, Redifice shall have the first lien on the said Apartment/Unit.
  11. Other terms and conditions of the sale will be as per the scheme of allotment and the sale agreements which will supersede the terms mentioned in the booking form. 
  12. For any reason whatsoever, if Redifice decides not to go ahead with this Project, then such decision of Redifice shall be final and binding and cannot be put in question. In such a situation, Redifice will refund the amount paid by the Applicant/s without any interest or compensation within three months or such other extended time from the date of the project not

being executed.

  1. All disputes relating to/arising out of this application form are subject to the exclusive jurisdiction of the courts in Bangalore.

I/We, the undersigned applicant (Sole/First and Co/Second applicant), do hereby declare that the above-mentioned particulars/ information given by me/us are irrevocable, true and correct to my/our knowledge and no material fact has been concealed therefrom. I/We have gone through the terms and conditions written in this form and accept the same and which shall ipso- facto be applicable to my/our legal heirs and successors. I/We declare that in case of non-allotment of the apartment/unit, my/our claim shall be limited only to the extent of amount paid by me/us in relation to this application form.
